Clay soil, downspouts and sump pumps
The ground in much of Northern Virginia is red clay that drains slowly. After a long rain, water collects against foundation walls, and if downspouts dump near the house or grading slopes toward it, seepage is more likely. Many basements rely on a sump pump to keep groundwater out.
A pump can fail from a power outage, a stuck float or simple age. Storms often cause both power loss and extra water at the same time. Walkout basements and window wells can also let rain in. We look at how water entered, because fixing the cleanup without understanding the path invites a repeat.
